What We Will Send to Your Representatives:
Dear Legislators,
The undersigned organizations and businesses — from across the state — are uniting in support of legislation that will give cities local control of Short Term Rentals (STRs). This legislation is supported by City Leaders, Businesses, and Residents; Republicans, Independents, and Democrats. Governor Hobbs has publicly acknowledged the need for action against the proliferation of STRs.
In 2016, SB 1350 took away local control and allowed Short-term Rentals (STRs) where they had been prohibited by Residential Zoning. That Residential Zoning was the contract to ensure Arizonans would have the property right to live in a neighborhood. That property right was violated so that some home owners could rent out a room to make some extra money. But that is not what happened. SB 1350 opened the floodgate to hedge funds, REITs and investors outside of Arizona to come in and buy up neighborhoods. They only care about making money and nothing about our communities. It is irresponsible and immoral and has undermined our entire way of life. It is time to give our communities back to the people who choose to live here, want neighbors, and want a community again.
We have heard from businesses and community leaders such as Fire Chiefs, Mayors, City Administrators, and Superintendents of Schools. These are just some of the issues they bring forward:
-
- Schools are having trouble getting teachers.
- City services, hospitals, and medical facilities are understaffed because there is no housing for potential employees.
- Multiple school districts are looking at school closures because so many homes where children used to live are now unstaffed motels.
- Essential employees for businesses across Arizona are unable to find housing.
- Hotels, restaurants, and other businesses are sorely understaffed because their workforce can no longer afford the artificially high rents caused by STRs usurping housing stock.
- Seven years of erosion of neighborhoods by uncaring out-of-town /out-of-country investors has taken a disastrous toll on Arizona.
All of this HAS to be reversed.
This article sums it up perfectly: Link: While Sedona tourists sleep in luxury, Sedona help sleeps in cars.
This terrible situation has replayed itself all over Arizona, especially in Lake Havasu City, Paradise Valley, Scottsdale, Phoenix, Sedona, Williams, Flagstaff, Tempe, Cave Creek, Mesa and Chandler, Cottonwood, Clarkdale, Phoenix, Tuscon.
With this new legislation, we will mitigate some of the damage done by SB1350 and begin the slow process of rebuilding our communities We have to et control over the STR industry by passing many of the eleven bills that have been submitted this year, but not yet given committee assignment. Without passing these bills, our core economy will continue to be degraded and whole communities will disappear.
Arizonans are counting on you to protect our communities and our businesses by passing bills to allow local control of STRs and influencing your fellow legislators to vote YES.
Respectfully,
